They have a combined bathroom, a balcony or loggia, a kitchen-living room and a corridor, most often not separated by a wall. The area of ​​such apartments often does not exceed 25 square meters, due to which they have a lower cost compared to one-room apartments.

There are often options for two-room studio apartments on sale. Although the sellers themselves interpret this definition as “two-room apartments with a kitchen-studio”, in fact these are one-room apartments with a kitchen-living room. In fact, this is just an advertising gimmick that helps sell non-residential space under the guise of an additional room. The area of ​​any type of kitchen is not included in the living area of ​​the apartment and is not taken into account when defining a “studio”. The same applies to “studio apartments” with three or more rooms.

Hello, dear readers of the blog Profession Realtor. Today I would like to give examples of the layout of three-room apartments in nine-story panel buildings, the so-called “improved buildings”. In Rostov, mass construction of nine-story buildings in such microdistricts as Severny, Zapadny, and Aleksandrovka began around 1975–1977. The layouts of such apartments have become more modern. Their most important difference from Khrushchev apartments is their large kitchen. True, at first these were kitchens of about 7.5 sq.m. And already in the early 80s they launched the so-called 83 series, in which the kitchen area was already 8.5 - 8.8 sq.m. What happiness for housewives!

Here is an example of the layout of a three-room apartment in a nine-story panel building of series 80.

These houses were one of the first nine-story buildings and, as can be seen from the picture, they have two significant drawbacks.

The rooms were made separate, and the reduced hall did not seem so small, since it contained a minimum of furniture.

The layouts of three-room apartments in nine-story panel buildings of the late 80s and early 90s are already distinguished by a large kitchen area - about 9 sq.m. and the fact that all the rooms are separate. Such houses were built en masse in all microdistricts of Rostov in the 80s and 90s. Therefore, when a potential apartment seller calls you, you only need to ask one question:

— Please tell me, do you have the original layout of the rooms “2+1” or are all the rooms separate? – and you already know roughly what this apartment is like.

Here is an example of the layout of a three-room apartment, where all the rooms are separate:

Series 83 and 90 differ only in the shape of the loggia. At 83 it is triangular - it is also called an “iron”, and at 90 it is either straight or slightly beveled at an angle.

And finally, the object of desire of buyers in the early 2000s is the 90A series.

As you can see from the picture, it is no different from the 90th series - only more and more. It was as if they had built this very apartment and moved it in all directions. Plus they added another loggia leading from the kitchen. A fourteen-meter kitchen is just a delight! And if you combine it with a loggia!!! Kitchen twenty meters - wow!!!

Of course, three-room apartments with separate rooms are in greater demand than the “2+1” layout. Accordingly, they cost more. The difference today is approximately two hundred thousand. If the lower price level for a separate three-ruble note is currently three million rubles, then “2+1” you can easily start choosing if you have 2,700 – 2,800 thousand rubles on hand.
